What is an Appraisal?

An appraisal is the amount that a professional appraiser decides a property is worth based on an inspection of the property and other factors.

The Appraisal Process

  • If an appraisal requires an interior inspection, an appraiser will contact the homeowner (or, in the case of a sale, an agent or the seller) to inspect the interior and exterior of a property.
  • An appraiser will research county and municipal records, Multiple Listing Service records, and other data services for information and documentation concerning the subject property and market area.
  • An appraiser will review recent sales and listings of comparable properties and may use that information to develop an opinion of value.
  • They may instead use the cost approach to develop an opinion of value based on the cost of replacing the home.
  • Another method is the income approach, usually used with properties that have multiple living units, where income is a factor in the decision-making process of buyers and sellers.
  • The appraiser will present his or her findings and conclusions in a report to the lender.
