Step 1

Get preapproved.

Before you even start shopping for your new home, you need to know what you can afford. Share your financial information with a lender to find out how much money you’ll be able to borrow. This will give you a price range and a better understanding of the homes you can afford. A preapproval also lets sellers know you’re serious, which can help you stand out against other bidders in a competitive market.

Step 2

Hire a real estate agent.

Open houses and internet searches can only tell you so much about a place. A local real estate agent is your secret weapon in your home search. Their familiarity with the neighborhood means they have information that goes beyond square footage and school districts. New to the area or unsure about finding the right agent? Our loan officers would be happy to introduce you to one of our trusted partners.

Step 3

Make an offer.

Once you’ve found a home you love, your real estate agent will help you use comparable homes in the area to make a fair offer. Worried about haggling? Don’t. Your agent will handle the negotiating until you and the homeowner agree on a selling price.



Step 4

Celebrate your accepted offer.

Congratulations! You’ve made it through one of the most unpredictable parts of this entire process. Now is when your team will go to work on your behalf. Your agent will help you schedule an inspection and manage the sellers to fulfill their responsibilities while we outline the options to ensure you get the best loan for your unique situation. We know choosing the right loan is a big decision, and we’ll do everything we can to make it an easy one.



Step 5

Create a plan for closing day.

Once you’ve decided which loan product is best for you and how much you are comfortable using for a downpayment, we’ll tell you exactly what we need from you to make it happen. First, you’ll need to secure homeowners insurance and supply us with all of the required documents so there are no delays in the process. We’ll work on approving your loan so that you are set up for success on closing day.



Step 6

Close on your dream home.

It’s the big day! Everyone involved will come together to turn your dream home into a reality. You’ll be signing few documents today (ok, it’s more than a few) that formalize all that you’ve prepared for. Once that’s done, we hand you the keys to your new home.

COVID-19 Update

We’ve received many questions from our clients and partners about what the ‘shelter in place’ order means in terms of their mortgage closing on time. 

Financial services, and the services that support us, continuing to supply credit and liquidity to the market, fall into a category that is exempt from the ‘shelter in place’ order announced by Governor Pritzker.

This will allow us to continue to provide all of the vital services needed to continue to accept, approve, and fund mortgage loans. Unless notified by Key Mortgage Services, assume there will be no impact to your loan process. 

If you are in the middle of an application, your cooperation with us to supply any required information or documentation and, if applicable, to work with your appraisers around their scheduled appointments is needed now more than ever to ensure we meet the necessary deadlines of your individual loan process.
